Communal grounds and clubhouse maintenance are paid for through the factors, please refer to the FAQ's section for some notes about this. Routine repainting works to bungalows and apartments are arranged by the factors on 5 and 10 year cycles and invoiced at the time.

Anyone can purchase and own a property in Highland Park, but under the terms of the deed of conditions only persons aged over 55 may occupy them. The properties have a guest bedroom so of course villagers can invite guests of any age to come for a visit.
Yes villagers can sell at any time for the full market value to anyone they wish. Upon resale 50% of any profit is due to the village management company who ensure that there will be no reduction in the present high standards of the grounds, clubhouse, environs and services. The village management company will ensure Highland Park Private Retirement Village will remain as it is for the benefit of all villagers.
For the year 2024/25 the total charged to each property was £861.85, equivalent to £16.57 per week.
Our excellent factors Newton Property Management strive to ensure costs are competitively priced and to ensure villagers get good value for money. They are also fully transparent about costs and provide detailed budget information and invoices. The maintenance charges compare very favourably to factoring charges in similar schemes elsewhere. Further information can be sought from the factors on current maintenance charges should potential purchasers wish. Payment arrangements are agreed with the factor after purchasing according to purchasers' preferred method of payment.
As required by the deed of conditions, exterior painting is organised by the factor and invoiced to owners at the time, this is over and above the general maintenance charge. This is programmed in 5 year cycles for timberwork and 10 year cycles for external rendering. This is to ensure the high standards of the village are maintained for the benefit of all and protect the value of each owner's investment.
Villagers are free to alter the interior decor of their property but must seek permission from the development company if they wish to physically alter the interior structure or exterior in any way. This includes any alterations or additions to roofs, walls, fences or external hard surfaces, and also external paint colours which must remain within the general colour scheme for the rest of the village. Owners must contact the factor in the first instance with any requests regarding alterations.
Horses no, but small pets such as a smaller dog or cat that will not disturb other villagers are welcome. However if any pet does become a general nuisance the village management does have the authority to have it removed under the deed of conditions.
The bungalows are placed in a park-like setting of trees, shrubberies and grassed areas linked by pathways to ponds and other areas of the village with are maintained by the factor. However if villagers wish to create a rockery or bed for bedding plants they are welcome to use an area of land immediately adjoining their property. This has to be agreed with the factor and has to be maintained by the owner. Several villagers have done just that and there are many nice displays dotted around the village, others have elected to decorate their external areas with potted plants which has added much to the attractiveness of Highland Park.
